I'm Manny.

Twenty-plus years in the Air Force taught me one thing above everything else: take care of your people. That's exactly how I approach every loan.

I'm a loan originator with Trident Home Loans, based in the Florida Panhandle. I specialize in VA lending but do all types of loans. I've lived the military life. I know what BAH looks like, I know what PCS season does to timelines, and I know how to get a deployed service member refinanced or into a home without the process being a nightmare.

So here's the thing — most lenders won't show you the full picture. They'll quote you a rate and bury the lender fees and closing costs somewhere you won't notice until it's too late. I've been there. That's not how I operate. I'll walk you through every number, I'll take the time to explain why it's there, and I'll show you how the math works out. As for my story — I started out as an Aircraft Maintainer on the AC-130. Retrained and became a Flight Engineer. I flew the C-130E, H, H1, H2, H3, the AC-130U, and finished my career on the C-5M. Combat airdrops in Afghanistan, combat missions on the AC-130, and trips around the world on the C-5. It was a great career and it taught me a lot. People are more important than equipment — which translates into people first, always.

Then, as an instructor and evaluator, I learned how to break down complex aircraft systems into manageable chunks for students and pilots. That's exactly how I operate in the mortgage space. No jargon for the sake of it. Just clear explanations until it clicks.

Can I use my VA loan benefit more than once? +
Yes — and this is one of the most misunderstood things about the VA loan. Your entitlement restores when you sell the home and pay off the loan. In some cases you can even carry two or more VA loans at the same time if you have remaining entitlement. The most I've personally seen on one COE is 4 active VA loans — and that person was asking if they could get a fifth. Reach out and I'll pull your Certificate of Eligibility and we'll know exactly where you stand in about five minutes.
What is the VA funding fee and do I have to pay it? +
The VA funding fee is a one-time fee that goes back to the VA to keep the program funded. For first-time use with zero down it's currently 2.15% of the loan amount. It can be rolled into the loan so it doesn't have to come out of pocket. The good news: if you have a service-connected disability rating of 10% or more, you're exempt entirely. It can also be reduced if you put 5% or 10% down. Let me know your situation and I'll tell you exactly what applies to you.
Can I buy a duplex, triplex, or fourplex with a VA loan? +
Yes — and honestly, this is one of my favorite topics. The VA loan can be used on properties up to 4 units as long as you live in one of them as your primary residence. Buy a duplex, live in one side, rent the other. Your tenant helps cover the mortgage. When you PCS, turn it into a full rental and do it again at your next duty station. Rinse and repeat. It's one of the best wealth-building strategies available to military members and most people don't even know it's an option.
Can I have two VA loans at the same time? +
In many cases, yes. If you still have remaining entitlement after your first VA loan, you may be able to use it again without selling the first property. This comes up a lot with PCS moves — you buy at your new duty station while keeping the old home as a rental. The amount you can borrow on the second loan depends on your remaining entitlement and the county loan limit. I can pull your COE and run the numbers quickly.
What DTI do I need to qualify for a VA loan? +
The general VA guideline is 41% — but that's not a hard cutoff. The VA also uses a residual income calculation alongside DTI, which looks at how much money you have left over after all your obligations are paid. It's actually a more borrower-friendly system than most people realize, and it's one reason VA loans can be more flexible than conventional financing. If you're not sure where your DTI stands, send me your rough monthly income and debts and I'll calculate it for you.
What is an IRRRL and do I qualify? +
The IRRRL — pronounced "Earl" — is the Interest Rate Reduction Refinance Loan. It's a VA-to-VA streamline refinance that lets you lower your rate with very little friction. No appraisal in most cases, no income verification, reduced documentation. If you already have a VA loan and rates have dropped since you closed, this is likely the move. The only real requirement is a net tangible benefit — your new rate needs to be meaningfully lower (at least 0.5%) than your current one. What happens to my escrow when I refinance? +
This is one of the most common IRRRL questions I get. Your escrow balance from your old loan doesn't just disappear — your old lender will refund it, but that typically takes 3–4 weeks after closing. Meanwhile, your new loan sets up a new escrow account which needs to be funded. So there's a period where it can feel like you're paying twice. There are options for how to handle this and I walk every client through them before we close so there are no surprises. Check out my YouTube video on this exact topic for a full breakdown.
What's the difference between pre-approval and pre-qualification? +
Pre-qualification is a quick estimate based on what you tell me — income, debts, rough credit range. No verification, no hard pull. It gives you a ballpark. Pre-approval is a full underwrite — I verify your income, pull your credit, and issue a letter that holds real weight with sellers and agents. In a competitive market, sellers care which one you have. If you're serious about buying, you want a pre-approval. The good news: I can usually get you there fast. Reach out and we'll get started.
Do I have to pay closing costs out of pocket? +
Not necessarily. There are a few ways to handle closing costs — lender credits (my preference on refis), rolling costs into the loan, or negotiating seller concessions on a purchase. My goal going in is always to make things as cost-free as humanly possible. That said, I'll always show you exactly what's happening with the numbers. If costs are being covered through a rate adjustment, you deserve to know that and understand the trade-off. No surprises at the closing table — ever.
Can I use my VA loan if I'm currently deployed? +
Yes, and I've helped deployed service members get into homes and refinances. It takes some extra coordination — power of attorney, working off best guesses on some details — but it's absolutely doable. I know what PCS season looks like and I know how to work within military timelines. If you're deployed and trying to get something done before you're back stateside, reach out.
